Russians head for Cyprus as the Russian housing and stock markets continues to suffer

Cyprus offers security for their money says one investment company.

A growing number of worried Russians are taking their money out of the country and placing it in the safe haven of Cyprus, according to reports.

The Russian property and investment market has been feeling the pinch of the global economic downturn for the last few months, however, has been hit hard by recent drops in house prices of late, along with major falls in stocks and shares in the last two months.

The RTS Index and the MICEX stock index has had hundreds of points wiped from its value in the past months, and this is having an impact on the number of Russians looking to put their money into a less volatile place to ensure its continues to appreciate.

“Russians are the same as anyone else, and they want to make sure that when they work hard for their money that it is safe and is going to work just as hard for them,” explains Derek Hatton, Director of Cyprus estate agency Buy Into Cyprus. “While investments in other countries have been suffering, Cyprus house prices have remained stable, with Knight Frank recording house price growth of 9% in the last quarter of this year alone. Another thing to consider is whether or not a project you are buying into will actually be completed. I am pleased to say that our 5 star golf resort in Tersefanou, Larnaca, has recently received government approval to go ahead.”

In contrast, work on the Russia Tower in Moscow, which was planned to be the tallest building in Europe, has been halted because of the downturn in the country, leaving many investors uncertain of what the future holds for investments in Russia.

One recent buyer with Buy Into Cyprus purchased his property in Cyprus last summer for €188,000 and had it revalued this summer at €255,000 - growth of around €70,000. The company expects this to continue as Cyprus attracts thousands of tourists and property buyers from other countries such as the UK and Scandinavia, which means a strong rental/resale market in the future.

“The added benefit of this is that you can actually use your investment all year round as Cyprus enjoys 340 days of sunshine per year,” added Hatton. “Cyprus has long been a favorite of Russian buyers and has a lot stronger investment case going for it that in Bulgaria for example.

News That UK House Prices are to Fall by 30% in Total, highlights the Safety of the Cypriot Property

Buy Into Cyprus has fielded a number of calls from concerned Brits looking to take their money out of the UK and into Cyprus.

The head of the Barclays Bank has issued a dire warning about the UK economy and predicted that the already beleaguered housing market will suffer a further fall of 15% before the end of the financial crisis.

In an interview with Sky News, Barclays’ chief John Varley said that the UK was only “halfway” through the housing crisis, adding: “from the top to the bottom, you would see a fall of something like 25% - 30%”.

Derek Hatton, Director of Cypriot property specialists Buy Into Cyprus, said that he has already fielded calls from worried clients looking to salvage whatever savings and equity they have in their UK property and invest in Cyprus.

“This is not a good time to be a UK homeowner,” says Hatton. “As soon as you think that a bottom might be appearing in the UK market, further warnings come like this. I have had two calls since this story broke asking me for a rundown on our portfolio in Cyprus. It has hit young and old alike. Even those of us that sell overseas property own homes in the UK as well! The younger generation just wants to get on the ladder, while the older citizens are worried about their retirement and their disappearing pensions. Fortunately for our clients, we have a diverse spread of options available in Cyprus for them at a range of entry levels. We also have relationships with lenders too.”

According to the latest NatWest UK House price information, house prices across Britain have fallen by 13.9% since November 2007, or around £25,000. The average house price in the UK now stands at £158,442.

Other independent statistics also confirm the decline, with the latest Global House Price Index from Knight Frank showing UK price growth as a whole has fallen 10.2% since Q3 2007 and dropped 19 places on the world rankings.

“Lithuania, Canada, the UK and Norway saw the biggest falls in Q3, with prices falling by around 5% in just three months,” confirmed a spokesperson.

In contrast, Cypriot house prices have remained constant throughout the global economic downturn. According to the Knight Frank Index, Cyprus recorded an average of 9% growth across the island in the last three months of this year.

“No one is pretending that Cyprus is untouchable,” added Hatton. “However, it is in the fortunate position of having a good supply-demand chain and a growing number of buyers from all over the world helping secure resale prices. A client of ours purchased his property in Cyprus last summer for €188,000 and had it revalued this summer at €255,000. This is growth of around €70,000 and we expect this to continue. We have also started marketing our golf course property in Tersefanou, Larnaca and this helps prices grow as well. A recent survey from KPMG found that golf course properties retain their prices and grow by an additional 10% - 15% on average.

Due to be built in the town of Tersefanou, the 5 star Larnaca Golf and Country Club, will comprise of an 18-hole championship golf course, over 500 residences, breaking down to 285 two to four bedroom villas, 211 one, two and three bedroom apartments and 40 ‘hotel-style’ rooms in the complex. Alongside this will be a clubhouse, a village square and purpose built function rooms and spa facilities.

Cyprus Property Prices Outperform UK Houses, Stocks and Shares

More brits are taking their money out of `traditional` investments and putting it into the safe haven of Cyprus.

As many Britons face an uncertain economic future, a growing number of people are taking their savings and putting it into Cypriot property to hedge against the current economic turmoil in stocks, shares and plummeting UK property prices.

Derek Hatton, Director of Cyprus specialist Buy Into Cyprus, said: “This is supposed to be a quieter time of year, but we are fielding a disproportionate number of calls from worried Brits looking for a safe haven for their money.”

The global economic downturn has also hit stocks and shares, with many Britons facing an uncertain retirement, after literally billions of Pounds were wiped off the value of investments.

The value of the FTSE 100 has plummeted from around 6,500 points in December last year, to just over 4,100 at present, while the Dow Jones Industrial Average has gone from 13,625 points to just over 8,000, wiping away the value of people’s pensions that are invested in traditional funds.

As a result, research from benefits provider B&CE Benefit Schemes, found that some 44% of workers in Britain are saving for retirement but not opting for a pensions scheme and have chosen property as their asset.

In contrast, Cyprus house prices have weathered the economic storm and held up well against the turmoil at present.

“The Knight Frank Index shows Cyprus price growth of 9% in the last three months of this year,” added Hatton. “This is great news for our investors and we expect this trend to continue. The Cypriot legal system is based on the British model, and all investments are safe, particularly when compared to the volatility of the stock markets. A lot of people in their fifties are coming to us and asking us to provide them with a financial vehicle that will help secure their retirement. The added benefit of this is that you can use your investment as well, with over 330 days of sunshine per year.”

Hatton continued: “A client of ours purchased his property in Cyprus last summer for €188,000 and had it revalued this summer at €255,000. This is growth of around €70,000 and we expect this to continue as the country is not overdeveloped and a lot of buyers from overseas are coming here, helping establish a strong rental/resale market.”

“Fortunately, Cyprus is as close to the UK as can get, minus the rainy weather, expensive living and increasing crime rate. Cyprus has an English Common Law system, making it easy to buy your property, is part of the EU so relocating is straightforward, personal tax rates are one of the lowest in the UK and crime rates are also negligible.”

Many Dubai nationals are also heading to Cyprus and setting up their business operations here as it has one of the lowest corporate tax rates in the entire EU.”

As a result, Dubai based airline Emirates has launched daily services between Dubai and Larnaca International Airport, just 20 minutes from the Larnaca Golf and Country Club.

Nabil Sultan, Emirates’ Senior Vice President of Commercial Operations in Europe said: “We are very pleased to be able to announce that we are stepping up our operations in Cyprus. After 14 years of services, we are extending our commitment to the island and significantly improving connections to and from Dubai and beyond, opening up more possibilities for travelers, trade and Emirates SkyCargo freight throughout the broadening Emirates’ network.”

The island enjoys 340 days of sunshine per year, nine months of good golf weather and the island’s quality of life is ranked amongst the highest in the world. These factors, coupled with the fact the average property price is lower than in France and Spain, are the main reasons behind its success in the UK.

Morpheus Investments’ sales figures support recent industry research showing that 3.8 million first time buyers are considering buying abroad, just to get on the UK property ladder.
A Happy Pill for the Recession Blues

Despite world economic turmoil, Cyprus is emerging as the tranquil Island in a Sea of Storm.

The property prices have continued to increase with our projects having risen almost 20% in the last 12 months. After the turmoil of the Banks and savings having to be secured by the FSA many people are looking at alternative ways to make their money safe and what better way than to invest in solid bricks and mortar in a economically stable country with rising house prices.

Now seems the perfect time to protect your finances by making an investment into a solid foundation and buying a Cyprus property off plan. When buying off plan you only pay an initial deposit of 20% then nothing until it’s built, by which time the property will have increased in value and you can either realise this profit by selling or renting the property which will help the mortgage repayments and keep your investment growing!

Either way, if you are uncomfortable with your hard earned money being gambled in the increasingly risky banking sector then have a look at the off plan investment opportunities and secure your finances in bricks and mortar!
